Located by the Colonnade Hotel at Copley Place, 8 Garrison underwent an historical rehabilitation and condominium conversion of 82 residential units. BDG was able to pass on a 25% investment tax credit to the unit buyers, allowing them to be effectively be reimbursed for their down payments within one year of closing.

98 North Washington St., Boston, MA

In 2004, BDG purchased this 86,000 SF office building after an abbreviated 14 day due diligence period. During due diligence, BDG was able to obtain a tenant commitment for 35 percent of the rentable space and close quickly to meet the tenant’s requirement for occupancy. Over the course of five years, we were able to create a thirty percent increase in property value.

239 Causeway Street, Boston, MA

When BDG acquired this 65,000 SF industrial property in 1999, the building was under-utilized with a mix of industrial tenants. BDG then bought out the leases of existing tenants, proceeded with a total renovation of the building, and re-leased the property to tenants that had been pre-committed, increasing rents from $16 psf to $23 psf.

The Merano is a 500,000 SF mixed-use development located in the Bulfinch Triangle neighborhood, comprised of 231 Class A apartments, a 210-room Marriott Courtyard, 184 parking spaces and 15,000 SF of ground-level retail and restaurants. The project site features unobstructed views of Boston’s iconic Zakim Bridge and skyline. Designed by CBT Architects, the Merano received BRA Board approval in February 2012. Construction is expected to commence in Fall of 2012.
